FSBO’s and Big Foot

For Sale By Owner…You’ve seen them. I’ve seen them and there are rare reported instances in which someone has had success. But then again, some people have reported seeing Big Foot, so there you go! What we do know is, pitfalls to selling “by owner” DO exist, Big Foot, not so much.

Here are some points to ponder as you consider your options:
When a potential buyer sees a FSBO they immediately think “bargain property”. They expect a price far below market value because there must be a reason you haven’t listed your home. Plus, buyers question your commitment to selling and sometimes wonder if you are just casually trying to see what you can get for your home.
The problems lurk in many places and using a Realtor just makes sense.

“Tell me more”, you say! Read on!
Pricing… You know what you need to sell for, but what CAN you sell for? We provide an analysis of your home’s market value to ensure your price is marketable, competitive, and fair. This entails looking at closed purchases near your home. You may know that your neighbor’s house sold for $250,000, but did they have any concessions? Did they leave the dining room furniture for a price, did they pay closing costs for the buyer. Lots of things go into that selling price. We are trained to consider those special circumstances so that we can guide you!
When we list your home and a potential buyer calls and requests a showing, we always kindly inquire, “Are you pre-approved for a loan?” If not, we help them navigate those waters before scheduling an appointment. Who wants sightseers? You want qualified buyers! It is a real pain to prepare your home for a showing just to satisfy the curiosity of someone with no intention of purchasing.
Showing your home to strangers can be precarious. We take safeguards to make sure people are on the up and up. We make copies of their driver’s license and file at our office before we bring someone we are unfamiliar with into your home. Safety first!
Another consideration is when people look at YOUR home, they are shy in front of YOU. They may not ask questions or ask for more information for fear of insulting you. They walk away because they may feel intimidated.  It is far more effective for us to show people how terrific your home is than you telling them.
When you list your home with us, we schedule the showings at your convenience, you don’t have to wait around for someone who may or may not show. Time is valuable, and letting us handle your home sale, saves you time.
It also saves you money. Really. We have the ability and tools to prove your homes worth to buyers and to negotiate price based on facts.  By the way, a price is never settled upon without your approval.
Another major factor to consider is contracts. We handle all the paperwork, and more importantly explain the contracts. You will stay in the loop from beginning to end. We collect earnest money to insure the offer is serious. We follow timelines to get the deal closed on time. We schedule with closing and title companies, order title searches, help you find inspectors or appraisers as needed. We even can help you find qualified folks should repairs be needed.
Listing your home with us makes the deal smooth.
Advertising…. It is expensive! Plus, you may not be certain which audience to target. We, on the other hand, have ready buyers that are just waiting for that perfect home to come on to the market. We also have the power of the internet behind us. We subscribe to many different online advertisers. Realtor.com, Zillow, Trulia, Homes.com, and numerous others. Plus, you have the backing and brand recognition of the largest real estate franchise in the United States, Keller Williams! Those red signs get a lot of attention and respect in the world of buying and selling!  FSBO’s have only a sign in the yard and the hopes of the right buyer driving by.
No upfront fees! Some folks may not realize that Realtors don’t get paid if they don’t close the sale. You pay an agreed upon amount, from your proceeds, at closing. No surprises…
Realtors can also help with the transition of selling your home while shopping for another. We get to know you, your likes and your needs in a home so we can save you time as we help screen potential new homes, saving you tons of leg work!
Bottom line, we provide a valuable service. You don’t cut your own hair (ok, sometimes I have, but it ends badly, ask my stylist!), you don’t provide your own medical care, you seek out a dentist when you need dental work, isn’t your largest investment worth using a real estate professional?

Gargoyles

Gargoyles… probably not something that immediately comes to mind when preparing your home to sell. You’d be surprised at the number of folks that have them. Maybe not ACTUAL gargoyles, as I am using the term to represent things only you like and value. When you fill your home with too many items that only appeal to you, you will make potential buyers have a difficult time imagining making YOUR home, THEIR home. That’s the point of selling, right?  Now, don’t get me wrong, homes should be filled with things you love, but the playing field changes when you are trying to appeal to buyers.
When you are ready to put your home on the market there are some steps you can take to make your home rise to the top of the list.

1. De-clutter! Great Aunt Betty’s 3 ft. tall porcelain angel statue may have tremendous sentimental value to you, but to others it may just be blocking the great view of the backyard! Lovingly wrap it up and store it away so that folks can imagine their Great Aunt Hazel’s rocking chair in that same space! No need to make your home completely spartan, just put away items that make the room feel cluttered.
2. Deep clean. Clean those baseboards! Scrub that stove and refrigerator. Make your bathrooms shine. These do two things for you. It makes your home obviously appealing, but it lets potential buyers know the home has been loved and cared for! Good vibes for buyers to feel.
3. Follow your nose, or better yet, borrow a nose that doesn’t live there. Give your home a good sniff and address any odors. Cigarettes and pets are the biggest offenders, but teenage boys’ gym socks can be horrid after hiding under the bed for a week. (Ask us, we know funky teenage boy gym socks!) A good sprinkle of baking soda on carpets for an hour before vacuuming can do a world of good. A word of caution, however…. Don’t overuse air freshener. Buyers will think you are covering up a serious odor issue. Think clean smells, not cranberry lime magnolia cherry musk essence candles burning all over the house! At best, buyers will walk away, at worst, they will walk away with a headache!
4. Keep it clean for showings! We have kids. We know how a house can go from spotless to pigsty in 4.2 seconds. No worries. We recommend “emergency baskets”. These are laundry baskets kept in bedrooms and living areas that can be filled and stashed at a moments notice with the junk that accumulates from day to day. Get a call for a showing? Everyone grabs a basket, picks up loose items, wipe down kitchens and bathrooms and BAM you are good to go!
5. Pets.We love ’em! They are a major part of many families. We recommend they are taken with you during showings or secured in a safe happy place with a note to the Realtor of where they are… Nothing like opening the garage door to find an angry Rottweiler wondering why strangers are in HIS house! Also, remove pet food and water bowls. It just helps, trust us.

6. Curb appeal. You’ve heard the term before, and it is important. To be specific, just make sure it is neat. There is no need to cultivate Bonsai trees or trim your shrubs into animal shapes, just make sure your mulch is neat and no one gets poison ivy while ringing your doorbell. A cheery and attractive street side view goes a long way. So channel your inner HGTV star and put a pot of flowers out and a fern or two and you are all set.

7. Repairs. If you know of a home repair that needs to be done, be like Nike and just do it. It will improve your chances of selling and it will be one less thing to worry about when you receive your home inspection report before closing.
8. Painting. Don’t sweat it, unless your walls are eggplant purple (or another “fun” color). If you can, try to stick with neutral colors throughout. It feels spacious and airy and doesn’t turn people off. If the job is too big or too expensive, don’t sweat it. This is one area that buyers do give leeway because they may want to replace your purple with bright green. To each his own….
9. Basements. If your basement smells like a penicillin factory, you may have mold. Get that checked and use a dehumidifier to control moisture. Sometimes all you need to make it fresh again is the dehumidifier…
10. Showing days are special days! On days your home will be shown, open the blinds! Let natural light in! No one likes a cave, well, bears do, but…never mind, just open them! Leave some soft music playing, make the beds, flush the toilets (you’d be surprised how often kids forget). Also, provide your Realtor with utility bills for display. People appreciate that… Expect people to look in closets and cabinets, neatness can be bonus points in these areas! Don’t forget the garage. A quick clean-up helps so much.
Above all, talk to your Realtor! Let them guide you. We see lots of houses, we talk to lots of buyers. Don’t stress. We are here to help. A weekend or two of prep can mean the difference in money in your pocket and shorter times on market.

The idea of beginning a real estate blog began to materialize as we have interacted with clients, friends, and family members.  Folks always have questions about market conditions, bank rates, and just general logistics of how the buying and selling process works.  When you start asking people with a background in education questions, we do what comes naturally… we teach.  This blog is our way of offering advice, information, and guidance.  Hopefully, our interactions through the written word will help you as you navigate the world of buying and selling real estate.

Jennifer is a graduate of the University of Kentucky, with a Bachelor of Arts in Education and Master of Arts in Supervision and Administration.  Mark is a graduate of East Tennessee State University with a Bachelor of Arts in Marketing and a Master of Arts in Education.
